Karnataka Streamlines Farmland Inheritance: Digital Succession to Unlock Ancestral Acreage for Urban Heirs

BENGALURU — In a major reform aimed at dismantling bureaucratic hurdles and mitigating long-standing title disputes, the Karnataka Revenue Department has upgraded its flagship Bhoomi digital portal to streamline agricultural land succession and inheritance mutation.

The enhanced digital mechanism enables legal heirs—particularly non-resident Indians (NRIs) and urban professionals residing away from their ancestral villages—to execute digital probate, title transfers, and partition deeds without undergoing protracted physical visits to taluk offices.

Historically, inheriting ancestral agricultural land in Karnataka involved multi-stage manual scrutiny, often leading to years of administrative delay, unregistered co-heir partitions, and vulnerable title disputes.

Under the updated Bhoomi succession workflow:

Direct Family Tree Verification: Integration with state e-Pramana civil registries allows automatic verification of certified family genealogical trees (Vamshavruksha), reducing intermediary dependence.

Paperless Notice & Objection Tracking: Mandatory 30-day public notices for mutation objections are now auto-published online with SMS/email alerts dispatched directly to registered stakeholders.

Time-Bound Mutation Orders: If no objections are raised during the statutory window, mutation registers (Form 12) and Rights, Tenancy, and Crops (RTC / Pahani) records are auto-updated with digitally signed approval.

The policy shift is set to unlock significant dormant value across prime peri-urban corridors around Bengaluru Rural, Ramanagara, Mysuru, Mandya, and Hassan.

By eliminating title ambiguity, the reform provides legal clarity for urban families looking to monetize idle acreage, partner with professional farmland aggregators, or establish modern precision horticulture orchards.
